- Fully equipped kitchen with dishwasher, microwave, Nespresso coffee machine, large gas cooktop, and kitchen basics.
- Choose between two outdoor spaces. The expansive front balcony features a gas BBQ, seating for 8 and bay views. A second covered deck out the back offers another peaceful area to relax or enjoy a meal surrounded by native bushland. Both have ample outdoor furnishings to sit and relax at.
- Reverse-cycle air conditioning throughout the home ensures year-round comfort, along with gas heating and pedestal fans in the main living areas, oil column heaters in the downstairs bedrooms, and electric blankets on all beds (except bunks).
- The full size laundry offers a washing machine, dryer and ironing facilities.
- Off-street parking available for 3 cars (guest do not have access to the garage).
- Pets are welcome on application, however please be advised that the property is not fenced.
- Direct access to Lobster Beach walking track, right next door and a short distance to a selection of Bouddi National Park walking trails.
- External CCTV cameras for security purposes only.

Cancellation Policy
If a booking is cancelled within one (1) month prior to arrival, 100% cancellation fee is incurred with no refunds. However, if we are able to rebook the property a refund maybe offered. Cancellation outside one (1) month prior to arrival a $120 cancellation fee will be charged, and all remaining deposit will be refunded.
House Rules
Guest do not have access to the garage.
Strictly NO parties, functions, excessive noise, or additional visitors allowed and no pets (unless authorised) or smoking permitted. We ask you to be considerate short-term neighbours and adhere our quiet time between 10pm and 7am. Your rights and our expectations are outlined in “Code of Conduct for the Short-term Rental Accommodation Industry NSW”. Please review our full T&C's prior to booking.
